For Property Developers
Harpocratēs maintains a private database of qualified buyers. When your project has stock that isn't moving, we go to them first — before the market finds out.
The Developer's Problem
Holding costs are the visible number. The less visible one is what unsold stock signals — to your financier, to buyers in the next stage, and to the next agent you brief. A developer who can't move product loses leverage in every conversation that follows.
The instinct is to discount publicly. But a public price reduction on one apartment reprices every comparable unit in the project. The maths never works out.
There's a better sequence: exhaust the private channel first. If the right buyer exists in a database of qualified, pre-profiled buyers — and they likely do — a price reduction was never necessary.
The clock starts. Every day on portal adds context — and buyer suspicion. First impressions can't be re-made.
Serious buyers start to factor it in. "Why is it still there?" is the question nobody asks out loud — but everyone answers privately.
At this point a discount doesn't just move one unit. It reprices the project. The next stage. The next brief.
The Private Channel
Every buyer Harpocratēs has worked with — through consultancy, campaign, or referral — is profiled and retained. Price point, property type, suburb range, purchase timeline. When you brief us on unsold stock, we're not starting from zero. We're starting from a list.
You tell us what you have: unit mix, price points, stage of project, timeline. That's the starting point.
We run your stock against our buyer profiles. Not a broadcast — a targeted reach-out to people who were already looking at comparable properties.
Qualified buyers are introduced to the project directly and quietly. No REA listing. No Days on Market counter. No public signal.
We manage the buyer relationship through to contract. You provide access and vendor authority. We handle the conversation.
Nothing upfront. Our fee triggers on a settled sale. If we don't move stock, we don't get paid. That's the only alignment that makes sense.
The Asset
Most buyer databases are collections of email addresses. Ours is built differently — every contact is profiled against the property they were searching for at the time of capture: price point, type, suburb range, stage in their decision.
That means when your brief comes in, we're not guessing at relevance. We're matching against declared intent. The buyer who came within $50K of a comparable property six months ago and didn't transact — they're still in the market. They're in the database. And they're a phone call away.
This is what no portal campaign can replicate. It's not reach. It's precision.
Why This Works
| Public Listing / Price Reduction | Harpocratēs Private Channel | |
|---|---|---|
| Days on Market visibility | Visible. Accumulating. | None. No public record. |
| Price signal to market | Discount reprices comparable units | Price integrity maintained throughout |
| Buyer qualification | Open enquiry — unfiltered volume | Pre-profiled, intent-matched buyers |
| Timeline to buyer contact | Weeks of campaign setup & lead gen | Days. Database match is immediate. |
| Vendor / financier optics | Visible difficulty in the market | Quiet resolution. No public story. |
| Fee structure | Upfront marketing spend, no guarantee | Success fee on settlement only |
"I started Harpocratēs because I've seen what a public price cut does to a project — not just to the unit you're trying to move, but to everything around it. There is nearly always a better way. The question is whether you have the right buyers in a room before you're forced to have a different conversation."
— Joe Morabito, Founder, Harpocratēs
The Arrangement
Our fee triggers on a settled sale. Nothing upfront. Nothing if we don't perform. Every incentive we have is to move your stock — fast and at price.
We don't publish a rate card. Developer engagements vary by project scale, unit mix, and price point, and the right arrangement reflects that. What doesn't vary: there are no upfront costs and the fee structure is agreed before we begin.
We operate quietly. Your project marketer, your sales team, your agent — none of them need to know the database has been engaged unless you want them to. The resolution happens, the stock moves, and the story stays yours to tell.
We work with a small number of developers at any time. If we take on your project, we're committed to it.
No pitch deck, no commitment. Tell Joe what you're dealing with and he'll tell you honestly whether the database can help.
