Who you are working with — and who remains accountable throughout.
Harpocratēs is operated by two principals who are directly accountable for every engagement they take on. When you work with Harpocratēs, you work with Joe Morabito and Lee Turner — from the first conversation to the last.
No junior team. No handoffs. The structure does not scale — which is precisely the point. The number of active engagements at any time is deliberately limited because the model depends on direct, continuous involvement from both principals.
Joe works at the intersection of significant property decisions, leverage, and timing. He understands how the standard transaction process is engineered — how agent incentives shape the advice given, how visibility alters negotiation dynamics, and where position is either built or surrendered before terms are ever discussed.
That understanding is the basis for structuring a process that serves the client's outcome rather than the mechanics of the transaction. He is not engaged to run a process. He is engaged to structure advantage.
Lee works at the point where presentation becomes strategy. In property decisions of consequence, how something is shown is not separate from how it is valued — it determines it. What a buyer sees first, in what sequence, and through what frame shapes the conclusion they reach before any conversation begins.
Lee's background is in creative direction and controlled release environments. He does not produce work designed to generate attention. He designs presentation to produce a specific response in a specific person at a specific moment — and knows the difference between the two.
Together, Joe and Lee provide uninterrupted coverage across strategy and presentation. There are no gaps between the two — and no point in the engagement where either steps back.
You are not working with a team that reports to them. You are working with them.
The first conversation is with Joe or Lee — and so is the last.
